Market update for Burbank Ca for November 2018- For those of you who would like to know whats going on with real estate here in Burbank. This is a brief update leading into the Holiday’s for my fellow neighbors and Burbank residents.
The market is shifting! Affordability remains to be an issue and will continue for the foreseeable future for some. Home buyers are now paying 5% interest rates for a 30-year loan coupled with sky high prices, we are now seeing more inventory on the market as compared to last year and the year before. That means the purchasing power of the consumer is less than what has been over the last ten years based on record low interest rates. So just keep this in mind would-be-sellers when you consider selling. (Zillow isn’t always correct)
More inventory means more to choose from and less demand. So naturally sales prices should start to reflect a shift in what you can truly get for your home based on buyers simply have more to choose from.
We usually see a decline in activity or homes for sale at this time of year but right now there are 100single family homeson the market. The median list price is 957,000. Out of the 100 SFR for sale 46 of those are priced at $1 million+ or higher with average of 54 days on market.
This tells me sellers and agents need to be realistic about pricing their properties if you truly need to move. Buyers my advice to you is be smart about making your next move, Is the market going to see a significant drop in sold prices ?? I’d expect agents to start shifting asking prices down in the next few years as the Fed will continue to raise Interest Rates. Thats is my opinion on the state of the real estate market not only here in Burbank but in Los Angeles in general.
Where are people going? In my conversation with my fellow Keller Williams agents across the country, Angelenos seem to be moving to places like Idaho, Phoenix, Vegas and Austin, Texas to name a few.

Calling all Mid-Century enthusiast – This Edward Fickett designed home has just hit the market in Reseda this week (July 18th, 2018). I have written about these Fickett homes before. This particular home is a 3 bed 2 baths 1430 sqft. Typical of a Mid Century home this property has an open floor plan, wood beamed vaulted ceilings and has the feeling of everything you expect in a home of this era.
The boundaries of the Sherman Park tract are as follows Saticoy to the south, Strathern to the north, Lindley to the west and White Oak to the east.
The Sherman Park Tract was built in 1953. Fickett designed many homes and apartments in his heyday. It is said he designed somewhere between 30,000-50,000 homes in the Valley, In the Hills south of the BLVD in Encino, and he even collaborated in the design of Dodger Stadium.
Some of his better-known homes are located in the Hollywood Hills up in Nichols Canyon and the Condo Apartments at the Hollywood Riviera in West Hollywood CA.

As 2018 plays out In my personal and professional opinion one of the areas I feel is becoming a go-to choice for buyers will be NoHo Arts district / North Hollywood area of the San Fernando Valley. I sold a home on 6104 Cartwright in August for 50K over asking (I underpriced it based on condition) but I had five offers within hours after my initial broker’s open house. A local couple who moved back in with their parents purchased the home.
I am starting to see how the transformation of NoHo Arts district, proximity of the subway and local eateries, bars and coffee shops have put North Hollywood on the radar of buyers, and investors who are coming in and rehabbing these older 1940’s bungalows built during the Lockheed days.
I have chosen three homes for this blog today as they meet my criteria – If I was a buyer I would consider buying these homes. They are ready to move into, remodeled and in an area that is convenient to my life and work.

It might be overpriced $$$$$ but wow it has potential. This home is a Mid Century style home that is just calling for the right owner to renovate and update this unique home. Oh and the the lot is amazing!!! a park like setting this property backs up to the hills with over 14,000 feet, a pool, flat grassy yard and lots of room to add on to the existing structure (think a luxurious master bedroom retreat).
If you can get this home for the right price you would be buying one of the best estates in town!
